A plot of land in the Ortakoll neighbourhood in Prizren is suitable for a mixed-use business and residential campus. The complex design will prioritize efficient use of space, quality of light, and the building's relationship with the neighbourhood. It will have housing, retail, commercial, parking, greenery, gathering spaces, utility and service spaces. Short-term parking spaces will be available for residents and visitors. The ground floor will have free spaces and greenery mainly intended for children's playgrounds.

The campus is comprised of four blocks, with B + G + 5 floors. Blocks B and C house commercial and retail spaces on the ground and first floors, while there are also areas designated for culture and recreation.

The basement covers 50% of the plot, with separate public and residential parts. The public part has 260 parking spots and 30 garages, while the residential part has 268 storage units. The gross basement floor area is 13,050 m2.

The ground floor of all blocks and the first floor of blocks B and C mainly are designed for commercial, retail and business premises, passages for crossing between parts of the campus and communication are designed on the ground floor, as well as accesses to the first floor of blocks B and C, designed for commercial and retail area, spaces for cultural needs and recreational centre.

The block's floor plan includes 268 comfortable, functional, and rational apartments along with communication areas, covering an area of 19,340.0 m2. The apartments are structured into 67 one-room, 67 two-room, 103 three-room, and 31 four-room units.

The complex aims for lightness, ventilation, and transparency to express the optimism, openness, and energy of the more modern character of Prizren.
